Good Monday Morning!🌤️Our local market picked up a bit last week with 26 new listings 🏡 going live, including a great new opportunity in Rehoboth! If you’ve been looking for a property with 5+ acres of dry land for agriculture 🐴🚜🐄 and endless possibilities, this may be the home for you! melissaroot.idxbroker.com/idx/details/listing/b008/73324364/40-Hillside-Rehoboth (Forgive the shameless plug 🤣, but this home has incredible potential!)While last week’s new listing numbers were down 40% over last year, this week represents a small rebound of 24% ⬆️. Sellers are undoubtedly waiting to see how their properties rate with the influx of new buyers entering the market for 2025. There were a decent number of homes sold for so early in the month, and while pricing seems to temper over the holidays, it’s still worth noting that only 35% of homes sold over list price. This is in contrast to the majority of 2024, where we were commonly seeing 50% + sold over list. I don’t necessarily see this as an indicator of things to come, but only time will tell as the spring market approaches. There’s been a VERY gradual reduction in sales over list prices happening for months in our area, but will it continue? It’s going to depend very much on supply and demand.
